Backflow Preventer – Why Every Homeowner Needs One

One heavy rainstorm, five minutes — and the basement is flooded. The cause is almost never a burst pipe. It is backflow from the sewer network. What a backflow preventer costs, when it is legally required, and why insurers refuse to pay without one.

A summer thunderstorm. Thirty minutes of heavy rain. Afterwards, 20 centimetres of water in the basement.

No burst pipe. No leak. The damage came from below — through the drain. The sewer network was overloaded, and wastewater backed up into the building. The technical term: backflow.

What many homeowners only discover afterwards: the insurance does not pay. Because it was not storm damage. It was a backflow event — and that is only covered in most policies if a backflow prevention system was installed.

The good news: a backflow preventer costs between 200 and 500 euros. A flood damage without one costs 10,000 to 50,000 euros.

What Is Backflow — And How Does It Happen?

The municipal sewer system is designed for normal flow volumes. During heavy rainfall, snowmelt or pipe failures, the network cannot drain water fast enough. Pressure builds in the pipe system — and water finds the path of least resistance.

That path often leads directly into basement drains, floor sumps and toilets that sit below the so-called backflow level. The backflow level is the maximum height to which water in the sewer can rise — usually the street level in front of the building.

Every drainage opening below this level is an open entry point for wastewater — unless protected.

What Is a Backflow Preventer?

A backflow preventer (also called a backflow valve or check valve) is a mechanical barrier inside the drain pipe. Under normal conditions it stays open — water flows freely into the sewer. When water rises back from the sewer, the valve closes automatically and stops it entering the building.

There are two main types:

1. Backflow valve in the drain pipe Installed directly into the drainage line, usually below the basement floor. Cost-effective, simple, suitable for straightforward basement situations.

2. Lifting station with integrated backflow protection Actively pumps wastewater above the backflow level. Required when the basement is regularly used and contains a toilet or sink. More expensive, but more reliable.

When Is a Backflow Preventer Legally Required?

In Germany, Austria and Switzerland, the obligation to install backflow protection is regulated by DIN standards and local drainage ordinances. As a rule:

  • New builds are legally required to have backflow protection for all drainage below the backflow level.
  • Existing buildings in many municipalities also have a retrofitting obligation — particularly after renovation work or when insurance cover is required.
  • In Bulgaria, there is no uniformly enforced requirement, but Western European insurers increasingly require backflow protection as a condition for paying claims.

Important: even without a legal obligation, most insurance policies apply the principle of personal responsibility. If you have no backflow protection and the damage is caused by backflow, you receive nothing.

Which Buildings Are Most at Risk?

  • Older buildings without updated drainage systems
  • Properties in low-lying areas or on slopes
  • Buildings with used basement spaces (living areas, technical rooms, storage)
  • Properties in cities with older sewer infrastructure
  • Buildings in Bulgaria — particularly in the Bansko region, where the sewer network regularly reaches capacity limits during heavy rain or snowmelt

For Western European buyers purchasing property in Bulgaria, missing backflow protection is one of the most commonly overlooked deficiencies. Anyone buying or inheriting a property should check this point before beginning any renovation.

Installation of a simple valve takes half a day. A lifting station requires one to two days.

By comparison: a typical basement flood caused by backflow costs between 8,000 and 30,000 euros according to insurance statistics — not counting drying measures, structural remediation and loss of contents.

How Retrofitting Works

  1. Assessment: Where are the drainage lines? Is there existing protection? Does the basement drain sit below the backflow level?
  2. Selecting the right solution: Depends on usage and building structure.
  3. Installation by a qualified contractor: Do not DIY — an incorrectly installed valve will not protect and can cause further problems.
  4. Maintenance: Backflow valves must be inspected and cleaned at least once a year. A dirty valve does not close fully.
  5. Documentation for the insurer: Keep the installation certificate and maintenance log.

Backflow Preventers and Insurance — What You Need to Know

Many household and building insurance policies explicitly exclude backflow events if no backflow protection is installed. This is in the small print — usually only read carefully after the damage has occurred.

Some insurers offer backflow extension clauses that add coverage for backflow events. The condition is almost always: a functioning, maintained backflow prevention system must be in place.

The practical conclusion: install first, extend your policy second, keep the documentation.

Mould After Water Damage

If water damage is not completely dried within 24 to 48 hours, mould begins forming inside the masonry. Basements with plaster, timber beams or screeds are particularly vulnerable.

After a backflow event, pumping out the water and drying the surfaces is not enough. Water penetrates into the masonry — and that is where the real danger begins. If you notice a musty smell after water damage, that is mould — even if you cannot see it yet.
